Ardsley Yards: Slopes, Runoff and Solid Ground

Between the Saw Mill River valley and the hills on either side, many Ardsley yards are either draining onto a neighbor or taking on someone else's water. We focus on getting that right first.

Landscaping in Ardsley, NY

Ardsley is a compact village in the Town of Greenburgh, cut through the middle by the Saw Mill River, the Saw Mill River Parkway and the Thruway. Homes climb the slopes on both sides of the valley, off Ashford Avenue, Concord Road and the streets above the village center. That topography gives Ardsley pleasant wooded views, but it also means rainwater moves fast, and heavy storms have shown how quickly the low ground near the river can flood.

So a lot of our Ardsley work starts below the surface: regrading lawns that pitch toward the house, burying downspout lines, and building retaining walls that turn a steep bank that is hard to mow into level, usable space. Once the ground is stable, we keep it that way with regular mowing, edging and seasonal cleanups. Families on the hillside streets appreciate having one crew handle both the construction and the weekly upkeep.

Ardsley's landscape challenges and how we handle them

01

Runoff from hillside streets

Water coming off the slope above your lot, plus roof runoff, can soak basements and wash out beds. We trace where water enters and leaves the property, then regrade, cut swales, run downspouts into solid pipe, and install French drains or dry wells as needed. The goal is to slow the water down and send it somewhere safe, not simply push the problem next door.

02

Steep banks that need retaining walls

Many Ardsley backyards drop off sharply or rise into a hill. Segmental block, natural stone and boulder walls can create terraces for a lawn, a patio or garden beds. We build on a compacted base with drainage stone and pipe behind the wall so it does not bulge after a few winters, and we help you check whether a taller wall needs village review.

03

Lawns with sun and shade side by side

Wooded slopes mean one part of a yard bakes while another sits in shade most of the day. We adjust mowing height, overseed with sun or shade seed mixes where each fits, and recommend converting the deepest shade to planted beds. Weekly visits include trimming and edging, so the property looks finished even where the terrain is uneven.

Ardsley landscaping questions

My Ardsley basement gets water after heavy rain. Can landscaping help?

Often it can. Many wet basements start with grading that slopes toward the foundation or downspouts that empty right beside the house. Correcting the pitch, extending downspouts underground and adding a French drain or dry well can reduce the water reaching the foundation. If we see signs of a structural or groundwater issue, we will tell you so you can bring in the right specialist.

Is it worth building a retaining wall to level my sloped backyard?

If the slope keeps you from using the yard, a wall can add real living space: a flat lawn for kids, a patio, or planting terraces. We look at the height, soil and drainage, sketch a layout, and give you a free estimate covering material options such as block or natural stone, so you can weigh them side by side.

Do you mow lawns that are on a slope?

Yes. Hilly lots are routine in Ardsley. We choose equipment suited to the grade, hand-trim banks that are too steep for a mower, and keep the turf at a height that helps it hold the soil. If a bank is a constant struggle, we can suggest groundcover or a low wall so it stops being a weekly headache.
