🚧 Drainage & Grading
Standing water, soggy lawns and runoff toward the house usually come down to grade and soil. We find where the water is going and give it a better path.

When a summer storm rolls through Dobbs Ferry, water heads downhill toward the Hudson and often takes a backyard or a basement along with it. Fixing that is where a lot of our work in the village begins.
Dobbs Ferry has two distinct sides. West of Broadway, older homes near Main and Cedar Streets and the slopes above Waterfront Park sit on steep ground where every yard drains into the next one down. East of Broadway, out along Ashford Avenue toward Ardsley, the land eases into post-war capes, split-levels and colonials with real lawns. Wickers Creek cuts through the middle, and the Juhring Estate preserve keeps a wooded edge on several streets.
On the steep side we spend much of our time on drainage: regrading, swales, dry wells and channel drains that send water where it can do no harm. On the gentler side, it is mostly lawn care and seasonal upkeep done on a reliable schedule. Our family-owned company has finished more than 500 projects since 2009, and if a fix does not perform the way we promised, we come back and make it right.

Learn more →On the streets that step down toward the river, water from neighboring properties often crosses your yard on its way to the Hudson. We read the slope, then shape swales, add channel drains at patios and driveways, and route the flow to a safe outlet so it stops pooling against foundations.
Some east-side yards were graded decades ago with heavy clay fill, and they hold water for days after rain. We correct low spots, improve the soil where needed and, if water has nowhere to go, install a dry well or perforated pipe so the lawn firms up and mows cleanly again.
Lawns here grow fast in May and stall in the heat of August. Our crews mow at the height the season calls for, edge walks and beds, and adjust the schedule when growth slows, so the yard looks kept without being scalped. New maintenance clients usually start within one to two weeks.
Often it can. If the soil around the house slopes toward it, we rebuild the grade so it falls away, then add a swale or drain to carry the water off. If a neighbor's runoff is part of the problem, we design around it on your side of the line.
Yes. Many of our Dobbs Ferry clients keep us for the whole season, starting with a spring cleanup, then regular mowing through the summer and leaf removal in the fall. Having the same crew all year means they already know your property when leaf season arrives.
We stand behind it. Our 100% satisfaction guarantee means that if water still collects where we said it would not, we come back, figure out what we missed and fix it. Most drainage problems become clear during a hard rain, and we are glad to look at them with you.

“Roman and his staff did an excellent job transforming my property and making my vision come to life. The job included uprooting plants, seeding new grass, clean up of leaves and shrubs, etc. Roman kept great communication from start to finish. They did the job efficiently and cleaned up afterwards. Will recommend them to anyone and I will use Roman design and landscaping in the future!”
