Property managers and boards need grounds that look cared for every week, a vendor who shows up when scheduled, and someone who answers the phone. We maintain HOA communities, condo and co-op buildings, office parks, retail sites and multi-family properties across Westchester County. Our own crews handle mowing, edging, bed care, pruning, seasonal cleanups and seasonal color, so the entrance, common areas and building frontage stay consistent from week to week. We are licensed and insured, and a Certificate of Insurance is available on request for your management company or board.
Commercial properties have their own pressures. Entrances and signage set the first impression for residents, tenants and customers. Parking lot islands and strips along the road take heat, foot traffic and winter wear. Large lawns and slopes need efficient, regular cutting, and leaf volume on wooded properties can be enormous in fall. We build a maintenance scope around your property and budget, flag problems like failing plants, drainage issues or damaged hardscape before they grow, and quote improvement projects separately so the board can plan. Our bilingual team communicates in English and Spanish, and maintenance routes usually start within 1–2 weeks.

We set a visit schedule and a seasonal calendar covering mowing, pruning, cleanups, mulch and color, and agree on communication: who to call and how issues get reported.
Our own crews, not subcontractors, work the property on schedule. We keep common areas tidy and safe during visits and leave walks and parking areas blown clean.
We report what we see, recommend enhancements with separate quotes and help the board plan for next season. If anything is not right, we come back and fix it.
Commercial maintenance in Westchester typically runs on a season-long schedule, from spring cleanup through the final fall leaf removal, with mowing roughly weekly during peak growth. Spring is the time to refresh mulch and entrance plantings before residents and tenants are outside again, and fall brings leaf cleanups, bulb planting and irrigation shutdown. Boards and managers often review vendors and budgets over the winter, so late fall and winter are a good time to walk the property with us and set the scope for the coming season. Routes usually start within 1–2 weeks of signing.

Yes. Roman Design & Landscaping Inc. is licensed and insured, and we provide a Certificate of Insurance on request. If your management company needs to be listed as certificate holder or has specific requirements, share the details when you request a proposal so we can send the certificate you need.
Our own crews. We do not subcontract the work, so the people on your property are trained by us and know the scope. That makes it easier to keep quality consistent from visit to visit, and when something needs attention, there is no middle layer between you and the people doing the job.
Yes. If your current vendor is not working out, we can walk the property, write a scope and usually start maintenance within 1–2 weeks. We will note anything that has fallen behind, like overgrown shrubs or neglected beds, and suggest how to catch up without disrupting residents or tenants.
Yes. Beyond regular maintenance, we design and install entrance plantings, replace tired beds, build walkways and retaining walls, and fix drainage. We quote these separately from the maintenance contract so the board can approve and budget them on its own timeline, and our crews already know the property.
