Yonkers climbs steeply up from the Hudson, and plenty of yards here are more slope than flat ground, which is exactly where walls, steps and good drainage pay off.
Westchester's largest city covers a wide range of terrain. Park Hill's winding streets rise sharply above the river, northwest Yonkers rolls toward Hastings, and neighborhoods like Crestwood, Colonial Heights and Bryn Mawr Park sit on hills cut by the Bronx River and Sprain Brook valleys. Many houses were built into the grade decades ago, with old stone or block walls, steep driveways and front steps that have shifted over time.
When a Yonkers yard slopes, the problems tend to be connected: a leaning wall, water running toward the basement, a lawn washing out every spring. We look at them together. Our crews rebuild and install retaining walls and steps, regrade and add drainage where water collects, then keep the lawn and beds in shape with regular maintenance. We assess whether a wall can be repaired or needs rebuilding, then construct it with a compacted base and drainage stone and pipe behind it so water pressure doesn't push it out again. Taller walls may need engineering or a permit, and we help you check before work starts.
On a hillside, your yard collects water from the streets and properties above it. We redirect it with regrading, swales, channel drains across driveways and dry wells where the soil allows, so storm water moves around the house instead of toward it and the lawn stops eroding.
Mowing a steep bank is hard on grass and on people. Where turf makes sense, we mow it and overseed with erosion-resistant mixes. Where it doesn't, we replace it with terraced beds or with groundcovers and shrubs whose roots hold the soil and that need far less upkeep.
Warning signs include bulging or leaning sections, cracks that widen over time, soil or water seeping through the joints, and fences or walks above the wall that have started to tilt. If you see any of these, have it looked at before the next heavy rain season. We'll inspect it at a free visit and explain whether repair or rebuilding makes sense.
Usually. A channel drain across the bottom of the driveway can catch the water and carry it to a dry well or another safe outlet, and regrading along the sides can turn some of it away before it reaches the garage. We'll trace where the water comes from and where it can properly be sent.
We do both. A property can be on a weekly mowing route, get a wall or drainage project, or both. Maintenance routes usually start within one to two weeks of signing up, and the same crew looks after your property through the season, including spring and fall cleanups.
